Approve and authorize the Manager to execute an Amendment to the Real Estate Management Agreement for the Shoppes of Hope Valley shopping center, subject to the review and approval of the County Attorney's Office, to update the Exclusive Agency Listing Agreement and authorize minor changes to the Amendment prior to execution.
The County purchased Shoppes of Hope Valley in July 2023 in order to locate the Board of Elections. At that time, the County considered using the remainder of the shopping center for County offices while assessing other options for the vacant storefronts and contracted with Trademark Properties for property management services. The County has since determined that it is in the best interest of the shopping center's tenants and the community at large to lease vacant spaces to commercial tenants through the longest current lease term that ends in December 2037. This amendment updates the Exclusive Agency Listing Agreement to allow for commercial leasing commission payments to the County's Broker and Tenants' Brokers in addition to the current agreement's commission schedule for lease renewals.
